id from one bad pic?

i've worked near this tree a few times but never when it's in leaf and the people apparently are very tidy because i couldn't find any leaves that i thought were actually from this tree. it definitely looks out of place around here (vancouver bc.) ficus is my only guess.

i had a look in one of my books for the leaves that i remembered that i did find on the ground but didn't think were from this tree. it seems that it may be a mulberry, maybe Broussonetia papyrifera. would the nubbiness of the twigs be characteristic of this tree? the bark is gray and fairly smooth like a common fig except for the lumpiness. i cropped the pic to show a little more detail.

The Brousonnetia papyrifera that grows here in Hawaii does not have twigs quite as knobby as those in the picture. What color is the bark?
