Those "wing-tips" on the side of its leaves look very familiar....hmmmmm.... Populus ??? of some subspecies.

LOL I knew it was a southern tree, I guess I didn't look FAR enough South! From where I live everything is South.

Well, the leaves did have that poplar-look to them hence the species name populneus.
When I saw the seed pods I thought of the cacao tree's pods.
I looked it up and it's in the cacao family - Sterculiaceae.
