Thinking about contacting realty companies

Curious if any of you guys have done this. Trying to reach more clientele. Wondering if just cold calling them, email, or a mail flyer would be the best way. Should we offer a discount or some kind of promotion?
 
We had some good relationships with realtors but ran into a pretty big hiccup.

We approached it from the perspective we'd get the work after the sale and that panned out often enough for us to think it was working...until I realized we were closing lest than 20% of those leads into actual sales.

Turns out they were using my info as bargaining chips between the seller and buyer with no intention of doing the work.

Finally I had enough and started to tell them we'd be happy to walk the property and prepare a report at our standard consult rate plus per-page and per-photo fees and we'd get it on the schedule which would be, oh, about 3 weeks out. Although we could expedite it for a premium.

That was over a year ago and the calls from realtors have stopped cold.

Can't say that I miss them either.
 
Find the companies that have more rental properties and do property management as opposed to the ones that focus mainly on sales. These are gonna be your repeat customers. Face to face and take magnetic business cards. I have gone into customers offices and seen my magnetic cards stuck to filing cabinets that are over eight years old. This is also good at insurance companies.
