Rotten Oak Tree Trunk Section

This Oak tree shades the back deck of our place we rent.

We want to keep it at all costs. This cavity was revealed when trimmed a huge green wrapping vine from it that was holding in the large rotten chunk of the tree filling this cavity. It fell out and revealed copious cockroaches and a few frogs. Anything I should do to help strengthen, clean it out, treat it, etc?

Could you also tell us what type of tree, and also take a picture of opposite side of the tree at the base, and at the crown.
 
So it is true that live oaks compartmentalize really well. But I think I can see roots in the cavity. The callous wood looks to be in bad shape also. This is something you need to have evaluated in person. It likely won't cost you anything to get an arborist's opinion.
 
Guy hasn't been here to say it yet but crown reduction in every direction may help if you want to keep it.

Your house is on one side what targets are on the other sides? Can it be reduced guyed and anchored sufficiently so if it caves in it can only fall on the back 180 degrees (give or take), a physical house insurance.
 
Live oak? I disagree, leaves look wrong unless I'm seeing incorrectly. I agree with the crown reduction and guying.
Don't have just any "arborist" look at it though.
Look into someone who is specialized in evaluating trees. Where are you located? This might help you find someone in your area. Be willing to pay a consultation fee, as that is what you need. Otherwise you most likely will get a removal specialist
