Tom has got a good point with damage root stock and decay following vascular tissue. but big tree says the damage is on the south side, which is the side frost cracks appear on. This is a tough one! i enjoy the challenge!
 
Unfortunately No the tree is not there. The client was convinced this was going to spread to other trees in his yard and wanted it gone. We chipped most of the tree except for the samples we sent to Clemson. Thought we might get some answers from the Docs at the Univ. Wish I still had them to get a second opinion on. All I'm left with are these pics.
 
We have seen Tilia cordata effected by (lawn) weed and feed. Also had several re-located farmers in town cause leaf issues using dicamba (2-4D) for dandelions. Usually the result of inversion. They sneek out just before dark and spray 2-4D on the weeds and the chemicals fumes are sucked up into the canopy of the trees.

IMO the further North (Nothern Hemisphere) you go, the more important it is to transplant trees in their original orientation. Phototropism, and tolerance of species to light intensity is under-estimated.
