very interesting willow oak in nj

hey guys ive got an interesting one here, we have a willow oak that Does NOT lose its leaves in the fall or winter, it actually looks very healthy and green, but now that summer is here ive noticed it losing all of its leaves and we arent going through any dry spells or anything. the only thing i can think of is that there is a shopping center next to the oak with a basement, im guessing that the basement is keeping the rooting system warm enough to stay green, this is of course a guess, any one know anything and do you guys need pics? im very interested, its done this for the past 2 years that i know of and another climber i know has seen it continue for the past 10
 
It sounds like a live oak but I'm sure you are to far north. Maybe it's a hybrid between willow and live. There is more going on than just the roots being warm.
 
poswt some pics yes; I work on willow oaks more than any other species and i'..O WAIT i see you post was in march. many hybrid oaks out there.
