Gore-tex........when they start to leak (from wear and tear) time for a new pair.

loggers oil works well you can get it from Viberg Boots.

I've been using Montana Pitch Blend. A mix of pine pitch, mink oil, and beeswax. Used to get it from Redwing Boot stores.
