Roger, I think what the owner is going to do is knock off the top floor and put a roof over the bottom floor. I dont know what the engineer said, but I agree with you.

I doubt the cracks on the overhead door end of the building are new as a result of the tree falling, and from the looks of where the tree fell on the back end, well, it couldn't have been in a better spot. Most of the blow was directed straight down the solid wall to the ground. The overhead doors are awfully short which tells me the ceiling height of the lower level isn't all that great so it wouldn't really be worth much as just a single story garage. So much would have to be done beyond just knocking off the second story that it would be just as well to level the whole thing and start over. I don't think it's worth messing with beyond a new roof system and whatever partition walls upstairs might need looking after, and I'd be a highly suspicious insurance agent if anything more was sought.
 
Glen the cracks were all from the tree, all 4 walls had new cracks (running through blocks). The bottom floor does have a low ceiling, perhaps 7'. The insurance company claimed total loss, paying out the policy max of 17.6k bucks for the dude to spend however he wants. The building was hit hard.

The crane was down graded to a 150 ton rate (250 an hour). A 100 ton with full counterweights is 230 an hour. If the dude would have listened I didnt need counterweights which would have saved 400 bucks.
 
17.6k after your services are covered? I hope so! I also hope the place was paid off, because even then if he starts over with it that'll hardly get him a shell, even if he does all the demo work himself.

No doubt the place was hit pretty hard, and of course it's hard to tell just by some pics, but I'd just put a new roof system on it if it was me. About the only thing that would do much damage to that structure would be either a pretty severe earthquake or that tree falling on it again. What are the chances?
 
Nope my plug ($4460) was out of the 17.6k. Money really isnt a worry for this cat, he is a retired 2 star, owns 6 rental properties plus his house. I have seen some documents (stealthy ninja) that attest to his wealth.

If it was me and they offered $17.6k for that I would have got 5-6 rolloffs (under 3k) and a skid steer rental(week) with a grapple/bucket/hammer (under 1.5k)and spent a week putting that building and tree in the boxes then spread some seed (grass) and forget about it, pocketing the other 10-12k.
