Pretty straightforward on the remedy; per the BMPs brace maybe 3 rods and at least one cable. Or remove and replace. If the owner was open to both I would bid both and let them decide. The support is much more fun and rewarding for me, even if the $/hr is a bit less.

Hackberry has a poor rep re codit but that specimen seems pretty high-vitality so I'd be comfy with installing support and monitoring every 1-3 years depending on how it looks inside.
 
Looks like a healthy tree with poor structure. Lots of callous wood . I would guess the split occurred two or three years ago? I think you could reduce the previously split out lead by a third or so, install a proper support system and let the tree finish closing over that crack. Looks like the owner could get many more years out of that Hackberry. Plus you look better trying to preserve a tree than trying to make a quick buck condemning it. Removals only pay once....my two cents
 
Depends on how much risk the homeowners are comfortable living with

preserve is always good...i agree on the proper support system the angle on that chain isn't doing much...it should be perpendicular to the defect.

Option 1: Cable and brace

Option 2: Remove lead

Option 3: Remove tree

Judging from pics only, I would cable and brace, maybe sub-ordinate the low lead.
