Growing Pains

I am currently looking at buying a new facility not to far from my house. It is an acre of property fenced in with a 30'x70' pole barn and approved for two more 2500sq ft buildings. What do you guys think it's worth and what have some of you paid for your shops or rent. If your not comfortable with posting please pm then, thanks.
 
It will all depend on the area. So many factors there. Are you typically based out of your home property? Does this work best in relation to your crew situation?

Resale desirability in the future?

Are you set on staying at your current home?
Would not want to buy it then realize you would be better off moving elsewhere based on family needs, etc.

Have you compared to other similar properties?

Does this building suit you now, and the future?

Would an undeveloped property with a custom built structure fitting your equipment, drive in drive out, be better?

Any opportunity to advertise from this location with large signs on the building or ability to put up a billboard for passing traffic?

Crime in area? Security issues or assets? Moat?

Is it more than you need right now? Less? Just right?

Can you rent out space to others for storage to help pay the mortgage? Something that doesn't require frequent access like boat storage or RV storage?


I'm sure your have thought about some/ all of these things. What its worth as property, and what it is worth as a tree business property can be two different things.

I envy a guy's work yard that is right on Highway 101 in Olympia so his signage does him an amazing amount of potential advertising.

This property is my home too. You wouldn't know it from the road til most of the trucksroll out at 7:15. It is a residental area and I am very limited as to what I can do at this property.

I'll bet an enclosed/ heatable area would be nice for maintenance/ repair in the NJ weather.

How long has it taken you to go to this point, Cameron? That is, how long have you been in business, and the tree industry?

Although 1 acre seems large enough, are you sure it's large enough? I've got 1.33 acres and sometimes I wished it were larger. But, I dump mulch and wood here. If you won't have the need to do that, then it sounds great.


However, my home is my place of business too.

Seriously though, 10yrs incorporated in 2000. 2yrs prior trees and grass cutting. 2 months working for another tree company when grass gutting was slow. Its when I figured I was in the wrong line of work. 6 years solid lawn cutting while in school.

I was once that guy that had a 1969 chuck and duck chipping into the back of my pick up truck. Gotta start somewhere.

Gotta laugh, this is like having a bigger desk, the more room the more stuff ends up on it. Having the smaller yard forces you to manage the material better, move it or lose it.
