SHOP....what do your shops look like and how are they laid out?

Man, I work out of a damn shack in my bosses mother in law's barn. Embarrassing, I can't wait for some sort of improvement.

We did get a nice driveway/parking area last year. Pretty happy with that. Maybe this year we'll insulate the walls... Clutch the pearls!
 
a way to dry wet gear is really important, radiant, fans, heated drying racks, whatever. also a place to suspend systems so you can check out new methods and tools is nice. I went with an outdoor wood boiler back in '98 but i would go geothermal now. all i can say is i wish i had more space and more storage! oh, and floor drains,,, nothin like hosing off that nasty truck, letting it dry overnight, and then crawling under it the next morning for maintenance!
 
I drool over fire stations! Dreamed of scoring an old one, seems the federal government is giving new ones out up here to local volunteer departments.

The realesatate market is in the toilet round here.
Or property cost $125,000 for 10,000square feet building with 1/2acre of wrap around pavement...on a 3 acres lot in an industrial park. The block work for the building would cost $125,000. We could not operate in the winter without this place. Just being able to plow our yard to dump and bring trucks in from the cold to work on is priceless for us.

The plan is to rent out space that we do not need for the mortgage... For now till we grow. Gonna put up some several 100yard bulk bins for materials (chips/mulch/compost/lumber) and equipment.

We already have a propane distributor who will pay us $400/mo for a 40'x60' spot outside. Gonna turn one of the coolers on and rent space to some local farms when they grow too much for thier limited walk ins. Did you know you do not pay income tax on comercial property rental?
 
My neighbor is the local geothermal guy, he used to sell outdoor boilers,ha! Gonna chat with him soon.

Even with all the space we have available, I think we are going to get a shipping container, weld a steel door on the side, for equipment maintenance/spare parts storage... They seem to be accumulating in random places in the vehicle shop. Would be nice not to see them. Our indoor space is too valuable to store parts I think.

I'm sold on the radiant floor and spray/wash ability. A friend of ours has a radiant floor in his big shop, could not imagine it any other way.

That makes much more sense. I was like "why would this movie place have garage doors like that." Post some interior pics when everything gets laid out. Looks great from the outside.
